Preventing Mold from Developing in the Basement

Mold can be found in basements or other wet areas. Mold in these areas can cause immediate and long term health problems to a home's inhabitants. It is very important to get the mold infected areas as clean and dry as possible. The removal of airborne mold spores is also recommended.

Many homeowners have mold in their basements. A poorly sealed basement weakens the houses foundation as water can seep in through unsealed concrete causing the foundation to crack and weaken. You can use a waterproofing spray and add drainage to keep water away. This is very important because water from above and below grade and roof run off exerts pressure on foundation walls. Without proper protection and adequate drainage, the foundation may crack under hydrostatic pressure (pressure from water buildup).

The best way to prevent mold from developing in the basement is to waterproof your basement. Apply a waterproof asphalt coating to the exterior walls. You should also add drainage to move water away from the foundation. This double defense system will keep water out of your basement.

Prior to setting the foundation wall, the tops of the footings need to be waterproofed. This will prevent water from wicking up into the homes interior. Clean the foundation walls of all debris and apply the asphalt waterproofing material. Be sure all plumbing and electrical lines are sealed prior to doing this. Apply the asphalt coating evenly. After applying the coating, add drainage near the footings to deter any water buildup away from the foundation.

Another common method of waterproofing is to apply a damp proof coating to the basement walls. This will seal all of the gaps in the concrete. If used without adding drainage, as a cost saving measure, water may still buildup along the foundation wall. This water buildup can cause foundation damage, water leakage and possible mold growth. In the long run, the most affordable solution is one that will keep your basement dry and free of mold throughout the year.
