Tips for Preventing Mold
When checking for mold, be sure to look into the most common areas such as the basement, bathrooms and the roofing. Preventing mold is easier and less costly than the hassles associated with mold removal and cleanup. Clean and inspect your roof. This includes removing all debris and dirt from valleys, crevices and from around other structures like chimneys. Be sure not to knock the debris into down spouts or gutter which may clog them. Be sure gutters and down spouts are clean and in proper working order. Check the flashing, and if it is in need of repair, call a professional. Remove all lichen and moss growth by scrubbing or cleaning with a hose or power washer. Be very careful if power washing because if done incorrectly, it can damage your roof. Clean your gutters and down spouts with a garden hose, blower or broom. Check for leaks and weak spots. A stream of water from a hose is a good tool to help you find leaks. Determine if any parts of the gutter system need to be replaced. You may be able to seal up loose joints by yourself. Also check windows and doors for weather stripping. Be sure that they are working properly and have proper insulation. You may need to caulk around them to be sure they are air and water tight. Attics are a very common place for mold to form. Be sure to inspect your attic, if you have one, on a regular basis for signs of water damage, leaks, mildew, rot or discoloration to the underside of the roof. If you see any of these tell tale signs of water leakage, be sure to determine if there is still a problem. If the condition still exists, fix it before it gets any worse. Your attic needs proper air flow. Make sure that all vents and eaves are clear and allow for proper airflow. In addition, be sure to run laundry and bathroom fans for at least 20 minutes after taking a shower. All bathroom, laundry and kitchen fans should vent to the outside of the home and not into crawl spaces. This includes dry vents. If there appears to be a serious moisture or water problem, have a qualified professional perform the repairs. Correct any structural repairs necessary to keep moisture out of the home. Again, use a professional if necessary.
